We understand that booking a room in student accommodation can be a big decision. We also know that bookings are often made before you know what your exam results will be and that your personal circumstances may change unexpectedly prior to you moving into your new accommodation.
This policy sets out the process for requesting a cancellation and the fees involved.
We require to take payment from you of a non-refundable deposit in the sum of £250.00.
In accordance with our cancellation policy (detailed below), should you cancel your booking within the next 14 days, that sum will be refunded to you, provided you have not moved in to your accommodation. In all other cases, should you choose to cancel your booking you will forfeit said payment, which will not be returned to you.
If you have not already moved into your accommodation, you may request to cancel your booking in writing or email to the General Manager at your chosen location at any time during the 14 days after you have paid your deposit. Once we have received this request in writing, we shall confirm receipt of your cancellation and refund your deposit of £250 back to you.
Outside of the 14 day cooling off period and prior to 3rd August 2019, you may request to cancel your booking in writing or email to the General Manager at your chosen location. Once we have received this request in writing we shall confirm receipt of your cancellation. Unfortunately, we will retain your deposit of £250 as we will have to re-sell your room to somebody else, however, your Tenancy Agreement will be terminated and no other fees applicable.
Outside of the 14 day cooling off period and after the 3rd August 2019, you may request to cancel your booking in writing or email to the General Manager at your chosen location. You will be fully responsible for finding a suitable replacement student to take over your Tenancy Agreement and all rents. Only when a suitable replacement has been found will we release you from your Tenancy Agreement however we will retain your Deposit of £250. If no suitable replacement is found we shall retain your deposit until all amounts due under your Tenancy Agreement are received. The Student Housing Company has the right to charge £50 if you have already moved into your accommodation to cover the costs of cleaning and preparing the room and new documents for the replacement student.
This is applicable to first-year students only.
If you are not successful in obtaining your place at your chosen University then don’t worry, we can help. Firstly we may be able to transfer you to another one of our properties if you are going to study elsewhere. If not, we will consider a release from your Tenancy Agreement providing the following criteria are met:
